  We enlisted Kevin Tomlinson's services as a real estate listing agent for a 30th floor 4004 square foot/2000 plus square foot rooftop terrace Continuum on South Beach South Tower condominium property in Miami Beach that we owned that had languished on the market for approximatly 18 months.
  Kevin gave a very concise forthright assessment of the property and the reasons for the stale listing result. He is completely honest and open, doesn't dance around any issues. He simply lays it out truthfully based upon his extensive experience with the Miami Beach market. He gives a completely honest, educated, experience-based assessment of the property value, which was virtually identical to the sale price. He strongly encourages the buyer to realistically price the property for best result so as not to handicap the seller and limit sales opportunities.
  He presented a very detailed thoughtful strategy to properly present the property, and was extremely active and helpful in transforming this property into a showcase. He took a palatial but mundane master bedroom and made it much more sumptious with the addition of a few items such as silk drapes. He added life with plantings. He dressed up the rooftop terraces with no maintenance leased greenery. The result was dramatic in terms of appearance, incredibly increasing the attractiveness and desirability of the property. He has vision, and he is very helpful to the owner in assisting with implementation of the changes, especially for out of town owners such as us. He was sensitive to the seller's needs, and made these dramatic changes on a relatively small budget.
  He also layed out a comprehensive marketing strategy that takes advantage of the extensive contacts of Sotheby's through their client lists, auction events and clientele, internet sites and publications, and the beautiful and impressive Sotheby's pictorial exclusive property pictorial advertisements mailed to select individuals. He also "pounded the pavement" so to speak by making extensive contacts with other realtors to aggressively sponsor this property for sale. He had showings to serious interested parties before the ink was dry on the listing agreement.
  Kevin turned this property around and sold it in a very reasonable amount of time, to our great satisfaction.
  I could not more enthusiastically endorse Kevin Tomlinson to anyone with real estate sales or purchase needs in Miami Beach. He has my highest recommendation.
